We have already set up the first new home and have received the Certificate of Occupation from Harnett County. The lights and water are connected and it is ready for move in. If you keep this home clean and well-maintained, it will serve you well as long as you own it and will retain its resale value. If your credit is decent, expect the purchase price of $54,900 to require at least a 5% down payment, so somewhere around $2,750. The monthly payment is harder to guess. It depends on your bank or credit union’s current interest rates, your credit score, how much down you pay, the amount of monthly taxes and insurance plus your monthly lot rent of $195, so figure somewhere around $795 per month at least. If your credit is rough, then expect to pay 10% down, or around $5,500. The monthly payment will be higher, but maybe not be too much higher, since you are putting more down. If either of you is a felon or a sex offender or has used illegal drugs in the past, save your $35 application fee because you will not be approved. We especially do not want people who bring illegal drugs into the neighborhood or have friends who bring drugs in when they visit. We are raising children here and their safety is our most important concern. For that reason, we will also consider selling this home to a retired couple, who know firsthand the effort it takes to raise children in love and will therefore fit in well with our young families. We have two grassy areas for the kids to play in which are safely away from traffic - one large up front and one small in the middle. Our roads are private and they dead-end in our park, so there is no dangerous through-traffic speeding around the neighborhood. Also, we have individual trash carts and not dumpsters for our garbage collection. That means we don’t have extra traffic coming in to use the dumpsters - which was a problem when we took over management. So it's quiet around here and we like it that way.
